Operations and Maintenance

Mission Statement

The Facilities Management Department mission is to create an environment that supports the universities teaching goals by providing clean, comfortable, safe and well-maintained facilities and grounds for students, faculty and staff.

 

Work Management

NSU faculty and staff members may contact the Work Management Center or submit a work request online via the Facilities Management Request Site, also known as TMA. This system assigns, tracks, and finalizes work requests and orders and sends automatic status updates via e-mail. Students are required to contact Residence Life regarding maintenance related issues on campus. Emergency requests should be called in to (757) 823-8510 or 823-8050.

Housekeeping and Grounds

Our Housekeeping and Grounds teams work to provide and maintain a clean, healthy, and beautiful internal and external campus environment. We provide clean classrooms, landscaping, horticultural service, event set-up, and litter control campus wide. All work is initiated by the submission of a work request.

Work Management Procedures

Assessment
The tradesman/technician will assess and/or fulfill the request and update the work order via the Facilities Management Request Site (TMA) accordingly.

  • Please note that additional work or staff may be required to complete the request.
  • E-mail notification will be sent to the user when the status of a work order changes.

Initial Request
Users submit work requests online via the Facilities Management Request Site (TMA).  A confirmation e-mail will automatically be sent to users providing their request number.

Review
Work Management personnel will review the request and assign to the appropriate trade shop and a work order number will be automatically generated (ex. FM-XXXX).

Urgent Requests
The proper procedure for notifying the Work Management Center of problems is to submit a request online via the Facilities Management Request Site (TMA)

Urgent and emergency requests should be called in to (757) 823-8510 or 823-8050 for immediate attention.

Utilities, Buildings and Trades

Utilities, Buildings and Trades technicians are responsible for the maintenance of Heating, Ventilation and Air Conditioning Systems (HVAC), plumbing, electrical, carpentry, painting, masonry and locksmith services. Please submit all work requests for the above functions to the Facilities Management Request Site (TMA).

Buildings and Trades

Carpentry Services
The carpentry shop is staffed to handle light construction such as small-scale renovations, furniture assembly, and repairing leaky roofs. Additionally, we have the capability to make adjustments on furnishings, doors, windows, and similar items. All work is initiated by the submission of a work request.

Electrical Repair and Maintenance Services
The electricians are charged with maintaining all building and exterior electrical systems and lighting for all campus buildings. All work is initiated by the submission of a work request.

HVAC
The HVAC department provides heating, ventilation, and cooling services for all campus buildings. All work is initiated by the submission of a work request.

Locksmith Services
The locksmith shop maintains the University's keying system in an effort to maintain a safe and secure environment. Our locksmiths maintain all doors and lock mechanisms for all academic and service buildings. Other services offered are unlocking doors and file cabinets, key duplication, and core changes. Keys are issued to faculty, staff and students through submission of a Key Request via the Facilities Management Request Site (TMA).  

Users must submit a request through the website, print the authorization request, and obtain the appropriate Dean, Vice President, or other administrative official's signature. The form must be submitted to Facilities Management before a key or associated work begins. All work is initiated by the submission of a work request.

Painting Services
The paint shop maintains the interior and exterior appeal of campus buildings. The paint shop maintains and provides the painting of common areas, stairwells, general public restrooms, department offices, and classrooms. All work is initiated by the submission of a work request.

Plumbing Services
The plumbers are charged with maintenance upkeep of restroom facilities, water fountains, and domestic hot and cold water systems throughout campus. All work is initiated by the submission of a work request.
